Global PropTech Summit 2026 in Riyadh: What It Is and What It Means for the Market

Khaled Alsolami··5 min read

In just a few years, the way property is bought and sold in Saudi Arabia has changed noticeably. Title transfers are electronic, leases are registered from a phone, and every property ad must carry an advertising license number. All of this belongs to a field called PropTech — property technology.

In October 2026, Riyadh hosts the third edition of the Global PropTech Summit, the region's largest event dedicated to the field. This article explains what the summit is, its themes, and what it may mean for you, whether you are buying, selling or working in real estate.

What is PropTech?

PropTech, short for Property Technology, covers any technology that serves the property lifecycle: from finding land, to financing, purchase and registration, through management, operation and leasing. Local examples include:

  • Property listing platforms that show properties with verified advertising licenses.
  • The Saudi Real Estate Exchange (SREM), which publishes actual transaction data and enables electronic transfers.
  • Ejar, for registering leases and paying rent.
  • The Real Estate Registry, which links each property to a single identity with accurate data.
  • Price analysis and map tools that show you the price per m² in a neighborhood before you negotiate.

The nine themes, in plain terms

1. AI in asset management. Systems that track the performance of rented properties, predict maintenance before breakdowns, and suggest market-appropriate rents.

2. Digital twins. An exact digital copy of a building or neighborhood, used for planning, operations and testing the impact of changes before making them.

3. Immersive real estate. Virtual tours and augmented reality that let you view a unit from home and shortlist before visiting.

4. Digital platforms and marketplaces. Platforms connecting sellers, buyers, landlords and tenants, and their role in raising transparency.

5. Smart and sustainable assets. Buildings that use less energy, monitor air and water quality, and hold value over the long term.

6. Human-centered technology. Designing services around residents' and users' needs rather than around the technology itself.

7. Affordable housing solutions. How technology can lower construction and financing costs and speed up housing delivery.

8. Future asset classes. New property types such as data centers, co-living and smart warehouses.

9. Robotics testbeds. Trialing robots in construction, operations and in-building services.

Part of a wider ecosystem

The summit is part of REGA's Saudi PropTech Hub, which includes:

  • A regulatory sandbox where startups can pilot solutions in the market under flexible oversight for up to 12 months.
  • Business accelerators — a free 6-month program offering workspace, mentoring and investor connections.
  • The PropTech Council, dialogue sessions bringing together real estate and technology experts.

The summit launched in October 2024, returned in October 2025 under the theme "Innovation for a Sustainable Future", and the 2026 edition puts a stronger focus on smart systems and AI.

What this means for you

If you are buying

  • Data-driven decisions: instead of relying on hearsay, check actual transaction prices on the Real Estate Exchange and neighborhood price maps.
  • More protection: the ad license number and the broker's FAL license help you confirm a listing is genuine before paying anything.
  • Less time: virtual viewings help you shortlist before site visits.

If you are an owner or seller

  • More accurate pricing: knowing your neighborhood's price per m² and the range of similar listings saves weeks of listing at the wrong price.
  • Wider reach: licensed platforms put your property in front of more serious buyers.
  • Easier paperwork: electronic transfer and registered contracts mean fewer visits and less waiting.

If you work in the sector

Technology does not replace the licensed broker, but it raises the bar. Brokers who understand data, present property professionally and follow the regulations are the ones who earn clients' trust.

How to attend

Registration is through the official summit website, where you choose your role (visitor, media, speaker, sponsor). If you go:

  1. Pick the themes relevant to you before day one — the program is large and sessions run in parallel.
  2. Prioritize the workshops, which are usually more practical than general sessions.
  3. Visit the government pavilions to see the latest digital services for registration, transfer and leasing.

The bottom line

The Global PropTech Summit is a clear signal of where the market is heading: more transparency, clearer data and faster procedures. The biggest winners are those who use these tools wisely — buyers who verify before paying, and owners who price correctly.
