How to read these numbers
APR is the total yearly cost of finance including profit and fees; banks must publish it so customers can compare offers. The figures above are examples each bank publishes for a specific amount and tenor, which differ between banks, so comparisons are approximate.
Your actual rate is set by the bank after assessing your salary, employer, obligations, credit history, down payment and property type, and may differ for housing-support beneficiaries (Sakani / REDF).
Repo and SAIBOR: when SAMA raises the repo rate, interbank funding (SAIBOR) gets more expensive and banks tend to price new offers higher. Fixed finance is unaffected after signing; variable finance is repriced periodically.
Before you sign
- Compare the APR, not just the headline profit rate.
- Ask about early-settlement, admin and insurance fees.
- Check whether the rate is fixed for the full term or only an initial period.
