Data Methodology
Where the numbers on this site come from, how they are calculated, and their limits. Every figure is shown with its source and confidence level.
1. Data sources
- Land asking prices: licensed sale listings on Aqar, Bayut and other licensed platforms (September 2026), about 2,222 listings across 154 neighborhoods. These are asking prices, not final sale prices.
- Rents: licensed rental listings for apartments, floors, villas, shops and offices; residential rents are per whole unit per year.
- Actual deals: the REGA Real Estate Indicators platform (Ministry of Justice and Real Estate Registry data): average price per m² of residential land deals per neighborhood per quarter, Q3 2023 – Q2 2026.
- Financing: Saudi Central Bank and banks’ official pricing pages (see mortgage rates).
2. How neighborhood prices are calculated
- We use the median, not the mean, so a single inflated listing does not skew it.
- The typical range is the interquartile range — the middle half of listings.
- Duplicates removed: the same plot (matching area, price and street) listed on more than one platform counts once.
- Outliers excluded statistically (beyond 1.5× the interquartile range on a log scale) when there are 8+ listings.
- Residential and commercial land are separated, and we flag neighborhoods dominated by grant plots.
3. Confidence levels
- Good: 20+ listings.
- Moderate: 8–19.
- Preliminary: 3–7.
- Weak: fewer than 3, not used in comparisons.
4. Actual deals
- We show the last-12-month average (Q3 2025 – Q2 2026) weighted by deal count, and never an average based on fewer than 20 deals.
- Quarters dominated by large raw-land sales (average plot over 3,000 m²) are excluded because they distort price per m².
- The gap between asking prices and deals is partly natural: deals cover every kind of plot, current listings may skew to better ones.
5. Changes in the live ticker
- We compare the deal average in the last 12 months with the previous 12, and only show a neighborhood with 50+ deals in each period.
- Riyadh’s figure comes from the platform’s official city series; we do not show regional changes because too few neighborhoods qualify.
6. Limits
- Figures are indicative and are not a valuation of any property; for an official valuation consult a valuer accredited by Taqeem.
- Regional grouping and map boundaries are approximate.
7. Updates
Asking prices and rents are refreshed periodically (latest: October 2026), deals quarterly, financing rates monthly. Spotted something off? Message me on WhatsApp.
